PROFESSIONAL FEES & PAYMENT

A professional fee schedule is available upon request and outlines hourly costs for various design, administrative and clerical personnel. In most cases, a lump sum fee for design service is presented to a client and that total is billed against on an hourly basis. Initial site visits are billed at the rate of $50.00 per hour.

Design build contracts are usually billed in the following manner:

Design fees are compiled and billed against the development budget (normally about 6%-8% of construction costs). If no agreement to build is reached, the client pays this fee directly.

If the client elects to proceed with construction, design fees are absorbed into the construction costs and the client is billed as follows:

30% upon agreement to build

30% upon commencement of construction

30% upon substantial completion

10% upon completion of punch list items

Terms for all other work are net 30 days unless other arrangements are made.
